    “Really Ready for Rehab?”

    Occupied rehab projects present challenges with respect to formal agreements, such as construction contracts, insurance policies and LIHTC partnerships. There are also issues around scheduling, relocation and tenant relations. Understanding potential pitfalls and coordinating multiple parties is key. Plenty to worry about, but you will get plenty of help.

     

    “What’s Your Game Plan?”

    Parting ways with a tax credit investor following the 15-year compliance period can be fraught with financial and legal issues; thus, a successful investor exit takes planning. Workshop attendees will learn what to look for when analyzing the current project and which questions to ask prior to initialing the investor’s exit. In addition, attendees will walk away with a list of tips and workable techniques for an optimal negotiation.

     

    “Fair Housing: Affirmatively Furthering Fair Housing and Site Selection”
    10:30 a.m. – 11:45 a.m.

     

    High housing costs, historic segregation by ethnicity and income, and the obligation to affirmatively further fair housing complicate site selection. Panelists will discuss state and federal mandates and HUD’s AFFH Tool to navigate affordable housing production in San Diego County from the perspective of both local governments and developers.

     

    “Housing Accessibility: Navigating the Matrix of Federal, State & Programmatic Requirements”
    3:30 p.m. – 4:45 p.m.

     

    Federal and State Requirements—such as the ADA, Section 504, the Federal Fair Housing Act, TCAC Regulations, California statutes and Title 24—can present a confusing matrix. This will provide guidance about how the requirements affect single-family, multifamily and townhouse new construction and rehabilitation.

    Join Margaret Jung on January 26, 2016 at noon for “The Multiple Challenges of Multiple Building Projects,” a 90-minute panel on the challenges posed by TCAC projects with multiple buildings.

    This panel of legal and accounting experts will discuss the multiple challenges that arise when a project consists of more than one building. The panelists will discuss the impact of multiple buildings on the Form 8609, the minimum set aside, lease-up, the next available unit rule, contiguity rules, the 50% test, allocation of acquisition basis, and other issues that may arise.
