Nancy And Stephen Grand Family House, San Francisco, CA
The Nancy and Stephen Grand Family House at Mission Bay, a New Markets Tax Credit (NMTC) Targeted Populations project in San Francisco, CA, consists of a 96,000-square-foot facility that will include approximately 80 family rooms and suites, communal kitchens and other associated common areas, and program space to support families of patients. Financing for the project includes a $23,000,000 line of credit from the Northern Trust Company, an $11,051,000 NMTC loan from Northern California Community Loan Fund, NMTC equity financing from Capital One (Capital One’s first transaction in California as an NMTC investor), and private donations.

Gish Apartments, San Jose, CA
We represented First Community Housing in the acquisition of land in San Jose, CA and the construction of a 35 unit multifamily housing project for low-income persons. The real estate portion of the transaction included subdivision of the property into one residential parcel and two commercial parcels. The project was financed with funds from the City of San Jose, CalHFA, the sale of multifamily housing revenue bonds and an allocation of tax credits.

Fresno Bee Building, Fresno, CA
Goldfarb & Lipman represented the City of Fresno in connection with the rehabilitation of the Fresno Bee Building, a federally recognized historic building located in the Cultural Arts District of Downtown Fresno, with the use of New Markets Tax Credits.

Tassafaronga Village, Oakland, CA
The Oakland Housing Authority, through its controlled affiliate, developed 157 new units in multiple phases on this former 87-unit public housing site. The project involved public housing disposition, tax-exempt bonds, project-based Section 8 vouchers, and low income housing tax credits, as well as MHP, Oakland Redevelopment Agency and Housing Authority funds. Affordable for-sale homes were constructed by Habitat for Humanity as part of the project.

Fox Theater, Oakland, CA
Goldfarb & Lipman acted as legal counsel to the Redevelopment Agency of the City of Oakland in connection with the rehabilitation of the Oakland Fox Theater, a federally recognized historic building located in the Uptown area of Oakland, with the use of a combination of New Market Tax Credits and Rehabilitation Tax Credits.

We represented The Christian Church Homes of Northern California and its limited partnership affiliate on the acquisition, financing and syndication for the Hotel Redding project, a 49 unit housing project for low income seniors. The project was financed with 9% LIHTC and Housing Set-Aside and HOME funds loaned jointly by the City of Redding and the Redding Redevelopment Agency.
We represented Rural Communities Housing Development Corporation and its limited partnership affiliate on the acquisition and financing of the Duane Hill Terrace project in Ukiah, California. The project consists of 32 units of multifamily housing for low-income persons and was financed with LIHTCs, Multifamily Housing Bonds, HCD HOME, and funds from the Ukiah Redevelopment Agency and the County of Mendocino.
We represented the Housing Authority of the City of San Buenaventura and its controlled affiliates in the development of 12 new units of multifamily affordable housing. The financing for the project included low income housing tax credits, local redevelopment housing funds from the Redevelopment Agency of the City of San Buenaventura, Federal American Recovery and Reinvestment Act funds, and AHP funds.
